Apartment moves fail for a different reason than house moves. It’s rarely the packing — it’s everything that happens between the lift doors and the truck. Sydney apartment buildings each run their own rules, and if you don’t know them before moving day, you find out the hard way: a locked loading dock, a strata manager who won’t answer the phone, or a lift that’s already booked out for the next tenant’s move.
Check your by-laws before you book anything
Almost every strata scheme in NSW has by-laws covering when and how residents can move. These aren’t suggestions — a building manager can legally turn a truck away if you haven’t followed the process. At minimum, expect to need:
- A move booking, usually through the strata manager or a building app, often requiring 3–7 days’ notice.
- A certificate of currency from your removalist’s public liability insurance — many Sydney buildings (especially newer high-rises in Zetland, Wolli Creek, and the CBD) won’t let a truck near the loading dock without one on file.
- Lift protection — padded blankets or a bay lined for the lift car, sometimes supplied by the building, sometimes something the removalist has to bring.
- A moving window — many buildings restrict moves to specific hours (commonly 8am–5pm on weekdays only) to avoid disturbing other residents.
Call the building manager or check your owners corporation portal at least two weeks out. If you’re renting, your property manager can usually forward the strata’s move-in/move-out procedure — ask for it in writing, not a verbal summary.
Measure before you assume it fits
The most common apartment-day disaster is furniture that physically cannot get inside. Two measurements matter more than the item itself:
- The lift car — internal width, depth and height (a 2.1m sofa can be an easy fit or an impossible one depending on whether the lift is 2.3m or 2.0m deep).
- Turning space in the corridor — a piece that fits the lift can still get stuck at a 90-degree corridor turn if the hallway is narrow.
If either measurement is tight, ask about stair carry (extra time, sometimes an extra crew member) before moving day rather than discovering it on the spot. For anything that genuinely won’t fit — a king mattress base in a walk-up with a tight stairwell is the classic case — a hoist or window removal is sometimes the only option, and that needs to be arranged with a specialist days in advance, not called in on the morning.
Parking and access, sorted the night before
Inner-city and beachside Sydney suburbs are the hardest on this front. A few things worth locking down:
- Check if your street needs a temporary parking permit or a loading zone booking through the local council (City of Sydney, Waverley, and Randwick councils all have online booking forms for this).
- If there’s no dedicated loading zone, work out the realistic distance from the truck to your door — a long carry from street parking adds real time to the job and is worth flagging when you book.
- Basement car park access sometimes needs a separate boom-gate code or a manual override from building security — confirm this a day ahead, not on the morning.
What actually goes wrong when this isn’t planned
In practice, the moves that overrun aren’t the big, obviously complicated ones — they’re the ones where nobody checked the building’s process. A crew turns up on time, the loading dock is locked because there was no booking, and the first hour disappears making phone calls instead of moving furniture. Multiply that by an hourly rate and it’s an expensive gap that a five-minute phone call the week before would have closed.
